A worked example
A team of eight needs roughly 75 m². On a conventional lease at €31/m² that is about €2350 base rent a month — plus service charges, furniture, fit-out and deposit, and five years of commitment. As a serviced office the same requirement carries a higher monthly price but no investment and monthly notice. Under twelve months of use, the flexible option almost always wins.
