Four situations come up most: a project team for six to nine months, a foreign company entering the market before committing to a location, bridging a refurbishment or relocation, and a fast-growing team that does not yet want to commit to a footprint.

The contract points that matter

  • Minimum term and notice period — monthly, quarterly or fixed?
  • Renewal option and at what price: many providers raise it after year one.
